Which fees must I pay as an investor?

Investors pay an annual fee of 1.00% of the investment. LEND calculates the fee on a 30/360 basis and rounds off the individual disbursement for accounting purposes. The rounding over the loan term is added to the last payment, i.e. provides a marginally positive or negative contribution to the fee.

Example: For an annuity with a term of 12 months, 1/12 of 1% p.a. is deducted monthly from the payout amount. For an investment of CHF 1,000 with a term of 12 months, the total fee is CHF 10, which means that around CHF 0.83 is deducted from each monthly repayment. After 11 months you will have paid 11 x CHF 0.83, i.e. CHF 9.13. With the last instalment, you will therefore be charged a fee of CHF 10 - CHF 9.13 = CHF 0.87.

For an investment of CHF 1,000 with a term of 36 months, the total fee is CHF 30.

How do I pay fees?

As soon as an incoming payment with the amount of the next open instalment is received, payments are made to the investors. If a borrower pays in more or more often than scheduled, you as an investor will receive payments more often. Using the example of the annuity: the system charged you 1/12 of the agreed annual fee for each payment.

In order to compensate for these additional costs in the case of payments made during the month, an adjustment entry is made at the end of the term or with the last repayment, which ensures that you only pay exactly the agreed percentage per year. If a repayment is slow, the same applies: you never pay more than the agreed percentage per year over the term of the loan.

For the fee, the duration from 'start interest of the contract' to 'due date of the last instalment' is taken. When the borrower makes this payment is not decisive. I.e. if the borrower pays the last instalment late, you will also never pay more than the agreed fee.
